What is a Short Sale? and what are the advantages and disadvantages?  A short sale is when a home is worth less than the amount owed to the lender.  The borrower must get approval from the lender to Short Sale the property.  This is done in alternative to a foreclosure.  The Mike Z Team are real estate experts in the Naples area and are experienced on both sides of a Short Sale.  The greatest advantage to the seller is avoiding a foreclosure which is more damaging to your financial health and credit score.  The greatest advantage to the buyers in most cases is purchasing a home below market value.  On the other side a disadvantage to the buyer is that the owners and ultimately the bank must approve the purchase price which can lead to delays in closing.
