Park Shore Real Estate Sales Report January 2016

Do you still have to pay your Realtor a full commission if you find a Buyer for your house?  Typically, in Naples, under the NABOR Exclusive Right to Sell Listing Agreement states you would have to pay a full commission.  Finding a Buyer is only a small part of what you are paying a Realtor for.  The local expertise along with legal paperwork is a larger scope of what you receive.  The Mike Z Team are real estate experts in the Naples area and we know if Real Estate Sales were simple there would be no need for professional Realtors.  Finding a buyer has more to do with the asking price than anything else.  Once a buyer is found and an offer is made an Realtors work kicks into high gear.  The offer must be reviewed and understood, there are many important terms of an offer besides offer price.  The time between negotiating an offer and the close of escrow is where most of the legal liability is created, and the guidance of a professional Realtor will show you how to minimize that risk.  Check out below to see what sold in Park Shore in January 2016:

GetMedia (15)320 Neapolitan Way, Naples:  4+Den, 5 Bath, 4,539 Sqft, 4 Car Garage, Sold for $5,250,000 in 601 Days

Depending on what the default statements are in your listing contract you are probably bound by the agreement with your Realtor to pay a commission upon closing, unless a specific clause was added upon commencement.  Be sure to review your paperwork for these details before signing.  For more information about legal real estate contracts, Park Shore, or similar Naples Communities such as Moorings, Coquina Sands, and Olde Naples, contact The Mike Z Team today at 239-325-6490 or mike.zecchino@sothebysrealty.com
