The Quarry Real Estate Sales Report in February 2016

Should you offer full price for a home that you want?  That depends, the asking price alone shouldn’t determine what you offer.  You need a professional Realtor to help you determine what the fair market value is. For example, if the home is worth $525,000 but the sellers have priced the home at $500,00 (below market value) in an effort to sell the home quickly, then an offer above “asking price” may be needed, especially in a multiple offer situation.  But if the home is worth $525,000 and it is over-priced at $575,000, we would not recommend an offer above market value.  The Mike Z Team are real estate experts in Southwest Florida and we know that it is best to speak with a Realtor before making any assumptions about a homes true worth.  There is no black and white response to this questions because it is not a one size fits all industry.  There are many factors that need to be considered.  Every seller, listing agent, community and home are different!  Simply put, the asking price is nothing more than a marketing tool.  Real Estate will typically sell for market value regardless of the listing price.  It only changes the type of negotiations that go on prior.
